The Royal Villas are a well built, attractively decorated complex of only 4 apartments with a large shared pool (29 ½ ft by 13ft). They are on a quiet street about 10 minutes walk from the town centre and have truly exceptional and unobscured views of the mountains around Dalyan. One can easily imagine sitting on the front verandah drinking a glass of wine and looking out over the swaying grass in the field opposite as the sun slowly sinks behind the stunning peaks in front of you.
The outside of the apartments is a pretty mixture of wood balconies and taupe and white external paint. The pool lies in front of the apartments and is surrounded by a generous paved sun bathing area. The remainder of the garden is designed to be low maintenance and easy to keep and it has been laid to lawn and planted with flowering shrubs. The property has a low white wall around it which ensures a sense of privacy.
The apartments were built in 2005/2006 and have excellent quality workmanship throughout. The decor is tasteful creams and beiges and is delicately accentuated by the beautiful voile curtains and dark wood curtain fittings that are included in the price. Another attractive feature is the wood effect PVC double glazing window and patio door frames. The property owner has thoughtfully fitted air conditioning units in each room.
The main entrance to the apartment is via the front verandah and double patio doors. This front verandah is tiled attractively and has a pretty varnished wooden underframe covered by clay tiles. The dimensions are a very generous L-shape (approx 20ft long by approx 6 ½ ft wide and then 13ft long down the side of the house) with plenty of space for table and chairs and for pool chairs and lilos down the side area. The verandah is ornamented by a black iron balustrade and looks out towards the pool and the countryside and mountain views.
As one steps through the patio doors one is immediately struck by the feeling of light and space in this good sized lounge (16 ½ ft by 16 ½ ft) and by the neat arrangement of the pale wood kitchen units in the large alcove on the right. The lounge is tiled in pale mushroom and vanilla, there is an attractive fireplace and the kitchen worktop is a soft grey marble to suit the rest of the tasteful fittings.
A hallway leads through from the lounge to the rear of the apartment. As one walks down it you pass the shower room and wc on your left and Bedroom 1 is to your right while Bedroom 2 is directly in front of you. Both bedrooms have been fitted with wall lights, plenty of powersockets and have been tiled in vanilla stone as well as fitted with air conditioning units and delicate voile curtains. Both bedrooms are large enough to comfortably fit double beds and wardrobes with room to spare for dressing tables and bedside units.
Bedroom 1 measures 9ft by 13 ½ ft and bedroom 2 measures 9ft by 12ft. Both bedrooms have doors that lead onto a large shared balcony (16ft long by 4ft wide) overlooking the lawn to the rear.
Two bedroom flats are difficult to find in Dalyan and this lovely apartment is bound to be very popular with potential buyers both as a holiday home and potential investment for holiday letting purposes.
