Built in 1996 this small and charming complex is close to the center of Dalyan (10 minute walk). Run by a lovely couple the properties were originally built for summer rental purposes, great care has been taken with the maintenance of the buildings and the high quality materials used in their construction have proved their worth. Now the owners are in their mid sixties and have decided to retire. They are selling the properties individually with freehold titles.
Three of the six houses and three of the apartments have already been sold.
To enter the Ünlü site is to walk into a world of colour and fragrance and grace. Parking in the private car park one’s eyes sweep up to follow the trailing purple bouganvillea that climbs delicately up to second floor balconies while one’s nose takes in the scents of rose, jasmine and frangipani. A flagstone path takes you between the front two blocks (to the right Block A – 4 apartments and to the left Block B – 2 semis) and into a mature and well laid out garden lively with flowers and fruit trees. Directly to your left is the pool and to the right lawn and taller trees. Ahead of you are Block C and D (making up 4 duplex houses) and the view between them is straight out to the pine clad mountains that surround Dalyan.

The following description is applicable to all the duplex houses outlined above. Please disregard any furniture in the photos as the properties are offered vacant for sale.
The front door opens into a generous hallway tiled (as is the rest of the house) in cream with tenne coloured detail, which again picks up the tone of the wood fittings. To one’s left is the downstairs toilet, large and clean with white ceramic fittings. As one proceeds down the hall the stairs spiral upwards to the left and the generous sized lounge is through the door to your right. The lounge is large around 32m2 which means there is plenty of room for a 3 piece suite, television console and table and chairs for dining.
The room is an inverted L-shape and the kitchen is the top part of the L. There is more than enough space here for large fridge/freezer, washing machine, tumble dryer and even a breakfast bar if one wished. The current wooden fitted cupboards are in good condition as is the white marble worktop and sink.
The lounge has access to a reasonably sized back balcony of approximately 4 ½ m2 which is tiled in cream with attractive black iron ornamental surround. The views from the back balcony are unimpeded as the nearest houses are about 300m away and the vista is of the impressive mountain range behind Dalyan. The balcony areas are also planted with attractive shrubs and flowering plants.
There is storage space under the wooden stairs which take one to the upstairs landing. To the far right is a large bathroom (6-7m2) with partially sunken bath and shower, toilet, sink and plumbing for a washing machine if one prefers not to have it downstairs.
Three bedrooms come off the hallway all with attractive wooden doors which are half glazed, these features and the window over the stairs ensure that the hall is light and airy.
The master bedroom is very large, being around 17m2 and leads onto a balcony that is 1m wide by 4 ½ m long and finished with the same cream tiles and attractive black iron ornamental surround.
The duplexes are double glazed throughout and have fly screens in some of the windows of each room.
The current maintanance costs per property are £250 p/ year and the pool is prepared for use for 4 months from 1st June – 30th September.
All three of the duplex houses available have use of the large pool and have been exceptionally well cared for since they were built. Their convenient 10 minutes walking distance to Dalyan town centre, the lovely grounds, mountain views and competitive pricing mean they are unlikely to be available for very long.
